We found it! The $25,000 Private Island!

Due to repeated requests by our clients and dreamers around the world, KT and I set out to find that ever elusive ultra cheap tropical island. This was no small task. These things don’t grow on trees folks… well OK, in a way they do. They grow around trees!

Now before you immediately reject this island, lets look at the investment potential. It’s been well documented that Mangroves collect sand and organic matter which slowly build as the tree multiplies over time. It’s not that far fetched to assume that this little patch of mangrove will eventually be a much larger island in say 50 years? So at the moment we have a little patch of mangrove that covers 100 square feet of land. What if that island grew at a rate of 15% per year? That’s not that much right? Trees generally grow at rates higher than that. In this case we’ll have an island that is roughly 3,300 square feet in 25 years and an impressive 108,000 square feet in 50 years. That’s 2.5 acres folks!

Paying $25K for 100 square feet of land could be considered a very expensive price but we all know that the smaller a piece of land is, the higher the cost per square foot. But does it really matter? After all, it’s a private island right? Your very own domain surrounded by a vast expanse of beautiful Caribbean Sea. It’s cheap if you ask me!

At the moment, a 2.5 acre island is worth in the neighborhood of $400k. Prices are appreciating rapidly with rates approaching 50% per year! However, It’s safe to assume that this rate of appreciation can’t go on forever so we’ll plan around a paltry 5% appreciation to find the value of our investment. This still gives us a fantastic return of $4,500,000.00!!!! You gotta admit, even a tiny island can be a very good investment.

But alas, this is all just theory because there is no titled islands this small. So we’re back to our same old boring business of shopping for that perfect island dream. What a bummer…

A South Pacific airline for sale

Well this is clearly not the usual type of listing that we take. And finding a way to advertise it on our website has proven difficult. However, Pacific Island Air is a terrific business opportunity and a great value. So maybe our new Blog is the perfect vehicle to show this business! There aren’t many businesses out there that are so dominant in their niche while still being very fairly priced.

During our trip to view Katafanga, we met the owner of this charter airline service. Until the airstrip on Katafanga is finished, his airline is currently the only realistic choice for viewing the island. The company is so busy, it’s necessary to book the charter flight to the island several weeks in advance.

What a phenomenal business to own; it’s fun and profitable. And to top it off, it’s poised to be a monopoly in the country. The airline is already running near capacity and he’s constantly receiving requests from other Fijian resorts asking to sign long term contracts. These resorts are frustrated with their current relationship with other Fijian run airlines and their “island time” attitude. If he added just one of these well known resorts to his contract portfolio it would add more than $3M per year in revenue to the business; more than doubling the already handsome profit being made.

As enticing as this is, the owner doesn’t want more business. He wants to retire. He is, however, willing to help a new buyer secure these additional long term contracts. This would immediately expand the business and literally choke out the remaining competition.

This airline would make a fantastic package purchase with Katafanga Island Resort. With the additional fuel tanks at Katafanga, it would allow the airline to expand the reach of service in Fiji even farther, creating a whole new route to the outer islands of the country that are now practically inaccessible.

The new island brokers blog

Hi Friends,

Well since everyone else is doing it, we’ve decided to try blogging too! There’s been so many times we’ve wanted to post something interesting on our site or tell our island clients about something but it just didn’t warrant sending out an email to everyone. This seems like a perfect place for us to keep you all informed, while doing it on your terms. You can check the blog anytime you’re thinking about it instead of us interrupting you with an email you don’t necessarily want. We’ll still be sending out our emails and may even use the blog posts to do so when we feel it is important information. But, for the most part, this will be a way for us to show you some of the more interesting things we do, share neat pictures with you, and a story or two about our island adventures.

This will also be a great place for us to pass along some of the knowledge we’ve gained of island development and cutting edge new technologies that will serve the island or resort owner.

Now and then we’ll create a survey to ask your opinions of what you’d like to see, what you’d like to learn, or just run some of our ideas by you for feedback. We’re constantly trying to improve our service and using a few surveys will help us put our energy in the right place.

Feel free to comment on any of the posts. I assure you, we’ll read them all.
