Katafanga Island Resort

225 acres - US$25,000,000

Katafanga Island is simply one of the finest islands in the world and one of the last freehold islands for sale in the South Pacific paradise of Fiji.

Katafanga is 225 acres of unspoiled beauty, fringed with white sand beaches and surrounded by its own 5,000 acre tranquil lagoon, plus a spectacular reef that completely encircles the island. The entrance to the lagoon is 35 feet deep and over 200 feet wide allowing it to accommodate the largest of yachts. This island measures 1 mile long by 1/3 mile wide with up to 150 feet of elevation.

The island has spectacular white sand beaches on its east and west sides. The villa development was strategically placed on the western side to take advantage of the magnificent South Pacific sunsets. As a 19th century coconut plantation, the island is littered with coconut palms creating the ultimate tropical ambiance. Whether your interests include land activities such as golf, cycling, tennis, and spelunking. Or, enjoying the crytal blue waters while snorkeling, kayaking, windsurfing, deep sea fishing, or SCUBA; Katafanga Island Resort has the ingredients for a truly memorable experience. The island's limestone has created several caves and tide pools that are perfect for exploring. The nine caves on the island are truly amazing with large caverns and corridors of stalagmites and stalactites. The deepest explored part of the caves are 400 feet below the surface.

The island is home to a world class resort development that is currently under construction (80% complete). The remaining tasks could be completed within 6-9 months. The main complex, comprised of the lobby, lounge, dining pavilion, meeting facilities and spa, sits 100 feet above the sea level for spectacular sunsets. 20 private guest villas are scattered along the water's edge, each with it's own sandy beach. When completed, each will be furnished with native woods, soft embracing fabrics, and four-poster kings size beds enveloped in shear soaring canopies. All expectations of luxury and confort will be exceeded with luxuriously appointed marble baths including his and hers vanities, indoor/outdoor showers, and spa tubs built for two. Each will have a private lanai with a fresh water plunge-pool overlooking the spectacular Fijian sunset.

Currently either under construction or completed are:

A new owner could finish the resort construction and open for business in approximately 6-9 months. Or the property could be completed as a private island estate. Since the resort occupies less than half the island, the new owner could even subdivide the island with the option of selling beach front luxury villas scattered around the island or along the 9 hole golf course. This would provide a long term rental management opportunity for the new owner.

There is an existing 3400 foot runway with room to extend to 4,000 feet and possibly further if necessary.

Katafanga Island is a freehold titled property, truly scarce in Fiji thus ensuring its long term investment potential. This also puts the resort in the enviable position of being able to enjoy the numerous benefits of the mass marketing efforts by the Government of Fiji and international hotel chains. It also has the benefit of unfettered discretion in the design, construction, management recruitment, and ongoing operations of the resort with no outside interference.

Fiji is an archipelago comprising some 332 separate islands in the south-eastern region of the Pacific Ocean. The group is arranged like a horseshoe around the Koro Sea, lying south of the equator. Fiji, with its friendly people and scenic islands, is one of the most beautiful areas in the world.

Katafanga is located a comfortable, one hour flight from the international airport in Nadi, flying over some of the most beautiful scenery in the world. The nearest island with regularly scheduled flights is Vanua Balavu or a private charter can also be arranged for viewing the island.
