Infrastructure

The island is supported by a robust infrastructure and well-built operations facilities.

Power generation is housed within a 1,200 square foot concrete building containing two 3412 Caterpillar and two 3508 Caterpillar generators with all necessary transformers and switch gear to manage the island's power systems according to demand. Electricity is distributed to the resort and villas through nearly a mile of underground cable.

Water is supplied by a reverse osmosis desalination plant capable of producing 14,000 gallons of fresh water per day. The water is then stored in a 235,000 gallon storage facility. Water is distributed over the island and golf course using 4" schedule 40 underground mainline with 2" schedule 40 feed lines.

Fuel is stored for use on the island and marina. A 13,000 gallon diesel storage facility and a 6,000 gallon gasoline storage facility are utilized for island consumption and marina resale. Plus, there is a 2,000 gallon underground storage tank for propane gas for use on the island.

Caye Chapel's deep water 11-slip marina is capable of handling yachts up to 140 feet in length and features concrete piers equipped with electric service stations throughout. The marina is also equipped with a guest service dock with water, gasoline and diesel sales and service. Additionally, there is a two-bay 2,800 square foot covered storage facility with electric lifts.

The golf course facilities feature a 6,380 square foot equipment and maintenance repair building with parts storage and an office. With an inventory of over twenty-five newly purchased Club Car golf carts there is also a 3,500 square foot equipment and golf cart storage facility. The irrigation system is controlled within a 1,300 square foot irrigation service building housing a 1,500GPM Childers pump station.

A large enclosed facility houses most island infrastructure equipment and facilities. Nearby the staff housing comfortably houses the 35 resort employees in a 6,900 square foot concrete building with dormitory style housing, staff kitchen and dining room which includes cold and dry storage areas and staff laundry. In addition, there are six private quarters for management and one wooden cabana for staff recreation.

A complete inventory of all necessary turf equipment for golf course maintenance, power and water supplies and storage, heavy equipment, boats and marine equipment is available upon formal request by qualified buyers.
